Whole Neighbourhood Regeneration

We deliver a programme of planned investment to our homes and neighbourhoods across Northampton. This includes refurbishing and modernising existing homes.

We also manage developments of new Council homes and spaces for the community.

Spring Boroughs

Development

Berkeley House and St Mary's Court development

NPH is proposing to redevelop the buildings of Berkeley House and St Mary’s Court.

Whole Home Whole Neighbourhood

At Spring Boroughs NPH have built new Council homes including:

  • 14 three bedroom and 2 four bedroom houses in Scarletwell Court and Althorp Street
  • 9 two bedroom maisonettes with private terraced gardens at Little Cross Terrace
  • 9 one bedroom apartments at Little Cross Terrace
  • and a replacement shop in Little Cross Street.

Existing homes in the area are benefiting from:

  • extensive landscaping to include additional parking, bike and bin storage, play areas and a green gym
  • refurbishment works to apartment blocks and houses.

Planning has been secured for a Multi-Use Games Area in Spring Boroughs.

Planning has also been secured for a heritage trail around the former site of Northampton Castle.

 

Abington

Garages blocks and small site development

We are proposing to develop on a number of garage blocks or small sites in Abington:

  • Fieldway - 2 one bedroom homes, pending planning approval.
  • Norman Road - 4 three bedroom homes, pending planning approval.
  • Cherry Close - Planning has been approved to develop 2 two bedroom homes. Work is due to start onsite in summer 2019.

 

Blackthorn

Planned Investment

Blackthorn is one of 4 areas set to benefit from NPH's Planned Investment Programme in 2019/2020. The other areas are Lings, Lumbertubs and Lakeview.

This includes:

  • External works to homes
  • Landscaping work to communal areas

External Work

We will be refurbishing homes in the area. 

This may include: 

  • new cladding,
  • windows,
  • doors,
  • and rainwater goods
  • Replacement bloc entrance doors and upgrades to entry systems
  • Landscaping work to communal gardens of flats

Further work is taking place to improve waste management for the flats.

 
Redevelopment of garage blocks and small sites

Northampton Partnership Homes are proposing to submit a number of planning applications for new homes across Blackthorn. The sites of these plans are on under utilised garage blocks in the area:

  • 19-22 Maidencastle;
  • 29-34 Croft Meadow;
  • 19-24 Pikemead Court;
  • 71-80 Hopmeadow Court.

Planning has been approved for:

  • 1-7 Greatmeadow;
  • 8-15 Greatmeadow
  • 22-27 Greatmeadow;
  • 57-62 Nether Jackson Court;
  • 9-18 Maidencastle
  • 32-43 Maidencastle
  • 35-44 Maidencastle
  • 89-94 Paddock Mill Court
  • 45-48 Collmead Court.

 

Briar Hill

Redevelopment of garage sites and other sites in Briar Hill

We have submitted a number of planning applications to develop garage blocks or small sites in Briar Hill.

Planning has been approved for:

  • Garage site at Ringway (Garage no’s 3-8) and land adjacent to 1 Ringway to be developed into 2 one bedroom homes;
  • Garage site at Ringway (Garage no’s 23-34) to be developed into 2 two bedroom homes;
  • Garage site at Southwood Hill (Garage no’s 19-26) to be developed into 2 three bedroom homes;
  • Garage site at Southwood Hill (Garage no’s 39-46) to be developed into 2 one bedroom bungalows;
  • Garage site at The Briars (Garage no’s 51-59) to be developed into 2 one bedroom bungalows;

We are awaiting planning approval for a further development on open space opposite 62-67 Ringway.

 

Cliftonville

NPH are proposing to build a rooftop extension at Woodstock.

This will add a further 17 homes at this flat block.

Collingtree

We are refurbishing existing homes and building new homes at Toms Close in Collingtree.

Phase 1

Refurbishment of three existing homes. Lovell have been appointed as the contractor.

Work has started on site.

Phase 2

Construction of 21 new homes. Planning has been approved.

We have submitted a number of planning applications to develop garage blocks or small sites in Dallington.

Brook Lane

We are currently consulting with local residents in Brook Lane where are proposing to build a detached home with associated parking.

Delapre and Far Cotton

Planning has been approved to develop sites at:

  • Camborne Close - 2 bungalows with parking and 2 one bedroom maisonettes.
  • Gloucester Avenue - 3 new homes

We are awaiting a planning decision for Gloucester Avenue, 1 bungalow.

Duston

We have submitted a number of planning applications to develop garage blocks or small sites in Duston:

  • Newton Road; and
  • Pendle Road.

Planning has been approved for:

  • 1-26 Limehurst Close development of 2 new homes.
Eastfield

Garage and small site developments

We have submitted a number of planning applications in Eastfield:

  • Longland Road - Planning has been approved to develop 2 three bedroom homes.
  • Newby Court - Planning has been approved to develop 1 one bedroom bungalow.
  • Grange Road - Planning has been approved to develop 3 one bedroom homes.
  • Thirlmere Avenue - NPH are awaiting planning permission for a re-design of this site.

Parking

Additional parking is to be developed for Grange Road and Rosgill Place.

 

Goldings and Overstone Lodge

Garage and small site developments

In Goldings, we plan to develop garages on:

  • 9-14 Prentice Court;
  • 5-8 Overleys Court; and
  • 13-16 Shadowfax Drive.

Planning has been approved for:

  • 1- 4 Prentice Court, demolition of four garages and construction of one new build home.

In Overstone Lodge, we plan to develop garages:

  • 1-10 Marshleys Court;
  • 5-6 Overleys Court; and
  • 13-16 Shadowfax Drive.

Planning has been approved for garages adjacent to 8 Overleys Court.
The work will include demolition of 4 garages and erection of 1 new build bungalow.

Hunsbury

Plans to create 40 family apartments at Overslade House have been approved and are due to be completed this summer 2019.

The plans will involve structural alterations to the existing building:

  • Building a new third floor accommodation
  • Creating ground floor accommodation which include accessible homes designed for people with disabilities
  • Creating additional parking, including six accessible parking spaces by the entrance
  • Building a Children’s play area
  • Landscaping gardens, including raised beds and drying areas
  • Adding outside balconies on upper floors
Kings Heath

Investment

Blocks in the area have benefitted from modernised balconies and windows as well as landscaping works including new tarmac paths, sheds, bin stores and drying facilities.

NPH are currently regenerating the shop fronts in Kings Heath Park Square.

A skate park in partnership with Northampton Borough Council opened in Kings Heath Park at the end of March.

  • Derwent Drive - Planning has been approved to develop 8 three bedroom homes.
  • Witham Way - Planning has been approved to develop 4 three bedroom homes.
  • West Oval - Planning has been approved to develop 3 three bedroom homes and 1 one bedroom bungalow.
  • Nene Drive - Planning has been approved to develop 3 one bedroom bungalows. This will be completed in summer 2019.
  • Avon Drive - Planning has been approved to develop a two bed bungalow.
  • Medway Drive - Planning has been approved to develop 4 one bedroom maisonettes.
  • Swale Drive - Planning has been approved to develop 5 two bedroom homes and 1 one bedroom bungalow.
Kingsthorpe

Garage blocks and small site development

NPH have applied for planning permission to develop a number of garage block and small sites:

  • 1-16 Blakesley Court
  • 1-17 Hinton Close
  • 1-16 St Davids Road
  • 1-27 Nursery Lane

Planning has been approved for:

  • Removal of 15 domestic garages and build of two new build homes behind 64 and 66 St David's Road.
  • Nursery Lane where two new homes and parking spaces are being developed.
Lakeview

Investment

Lakeview is one of 4 areas set to benefit from NPH's Planned Investment Programme in 2019/2020. The other areas are Lings, Lumbertubs and Blackthorn.

In March 2019 NPH completed a new development of Lakeview, a 45 bed over 55's apartment block off Churchill Avenue.

This scheme ncludes 45 new homes, attractive outdoor space and parking facilities.

Lings

NPH are currently talking to residents in the vicinity of East Paddock Court and Hayeswood Road before a formal planning application is submitted to build 5 two bedroom homes on vacant land behind 44 East Paddock Court in Lings.

  • 1-8 Preston Court;
  • 1-10 Longueville Court; and
  • 6-17 Dell Court.
St James

NPH are proposing to build a rooftop extension at Dovercourt.

This will add a further 17 homes at this flat block.

New developments

NPH are developing local retail space, parking and creating 17 new homes on the former Tanners pub site.

The contractor for the build is Jeakins Weir.

We are proposing to submit a number of planning applications across Northampton for new homes in the town centre.

These will be on a number of under-utilised garage blocks and small sites in:

  • Connaught Street
  • Harold Street
