We deliver a programme of planned investment to our homes and neighbourhoods across Northampton. This includes refurbishing and modernising existing homes.
We also manage developments of new Council homes and spaces for the community.

Development
Berkeley House and St Mary's Court development
NPH is redeveloping the former site Berkeley House and St Mary’s Court. The new development will be named The Roof Gardens.
Demolition of the existing buildings is now complete and work has started to develop 126 new homes on the site. These will include a mix of one and two bedroom flats, and family homes.
Garages blocks and small site development
Work is underway to build 3 two bedroom homes at Norman Road and is due to completed Spring 2022.
Planned Investment
Blackthorn benefited from NPH's Planned Investment Programme and work completed in 2020.
This included the following works::
- new cladding
- windows
- doors and rainwater goods
- Replacement block entrance doors and upgrades to entry systems
- Landscaping work to communal gardens of flats
The next review for investment works in Blackthorn will take place in 2028.
Redevelopment of garage blocks and small sites
We have built new homes at:
- Maidencastle
- Pikemead Court
- Hopmeadow Court
- Greatmeadow
- Nether Jackson Court
- Paddock Mill Court
- Collmead Court
NPH's Planned Investment Programme is nearing completion in Briar Hill.
This includes:
- External works to homes
- Landscaping work to communal areas
External Work
We will be refurbishing homes in the area.
This may include:
- new cladding
- windows
- doors and rainwater goods
- Replacement block entrance doors and upgrades to entry systems
- Landscaping work to communal gardens of flats
Further work is taking place to improve waste management for the flats.
Redevelopment of garage sites and other sites in Briar Hill
Work has been completed on homes at:
- Ringway
- Southwood Hill
- The Briars (Garage no’s 51-59) developed into 2 one bedroom bungalows
NPH is proposing to build a rooftop extension at Woodstock.
This will add a further 10 homes at this flat block.
Families have now moved in to 21 new homes completed at Toms Close, Collingtree.

Redevelopment of garage sites and other sites

Garage blocks and small site development
Work has started to develop a 1 bedroom adapted, 2 person bungalow at Gloucester Avenue.
We have completed new homes at:
- Cambourne Close
- Gloucester Avenue
NPH's Planned Investment programme completed works in Delapre and Far Cotton in 2017. The next review of planned investment inthis area will be in 2026.
Moray Lodge Development
We are currently on site to develop 20 homes with support, for adults with acquired brain injury and additional needs.
We have also built new homes in:

In Goldings and Overstone Lodge, we completed works in Spring 2021 at;
- Marshleys Court - 1 one bedroom adapted bungalow.
- Overleys Court - 1 one bedroom adapted bungalow.
- Prentice Court 2 - 1 one bedroom adapted bungalow with parking.
- Prentice Court 3 - 1 four bedroom house.
We have transformed a block of former single persons' accommodation into a modern family apartment scheme. Centenary House is home to 40 families with outside green space, balconies and children's play equipment.
Investment
Blocks in the area have benefitted from modernised balconies and windows as well as landscaping works including new tarmac paths, sheds, bin stores and drying facilities.
NPH is currently regenerating the shop fronts in Kings Heath Park Square.
Garage and small site developments
We have started work to develop a number of garage blocks and small sites:
- Swale Drive - Work has started on 5 two bedroom homes and 1 one bedroom bungalow. Work is due to be completed by the end of September 2021.
- Derwent Drive, Baptist Church site - Planning has been agreed for 5 new homes. Work is due to complete by Winter 2021.

NPH is proposing to build a rooftop extension at Dovercourt.
This will add a further 10 homes at this flat block.
