Voids Performance

I am writing to respond to your request for information received on Friday 31st January 2020 which has been dealt with under the Freedom of Information Act 2000 (FOI).

Your request has been given the unique Information Request No. NPH00-238/20.  Please quote this reference on all correspondence relating to this request.

You have requested the following information. Our response is shown in bold.

1. How do you keep your voids turnaround time to a minimum?

Northampton Partnership Homes hold operational meetings with internal departments and external contractors to monitor all void work. Most of the work is on a workflow system, so we can see where there are any issues, hold ups within the void process in its entirety.

2. Do you have “Resident Inspectors” for before and/or after any clearance/repairs where needed?

Northampton Partnership Homes carry out an inspection before the property is void, then another inspection when we receive the keys to determine what works will be completed. There is also an inspection at the end of the void process before it is handed back for allocation, so we can ensure necessary standards and certificates are received.

3. Do you offer help for the new resident? Decorating vouchers. Materials discounts or white goods for instance

For vulnerable tenants we offer a case/intervention officer who will assist with all aspects of moving, checking for benefits, obtaining grants for white goods and making sure relevant services are applied for. These services include doctors, dentists and support groups. Northampton Partnership Homes offer a standard amount of decorating vouchers for each property depending on the size of the property.

 Is there anything else you think could be useful for this scrutiny?

Northampton Partnership Homes have split each part of the process into key stages to enable better identification of where there may be delays. There is a set target for each part of the process and it is monitored daily.
